A compliant timber pest inspection under AS 4349.3 is not a quick walk-around. Our inspectors work to a documented checklist covering every accessible area of the property — interior rooms, subfloor, roof void, exterior, gardens and outbuildings within 30 metres of the main structure. The typical Sutherland Shire home takes 60–90 minutes on site, plus same-day report turnaround.
Interior check: every accessible room is examined for blistered paint, distorted skirting, sticking doors and windows, hollow-sounding timber and visible mud tubes inside cupboards or against wet areas. Bathrooms, laundries and kitchens get extra attention — moisture is the single biggest risk factor.

What’s included
Most Australian home insurance policies do not cover termite damage. Waiting until termites are visible often means the damage is already advanced, with repair costs far exceeding the price of routine annual inspections.
We show up on time, explain the treatment clearly, and back our work with written advice and follow-up recommendations. If you need the next step after an inspection or treatment, you'll know exactly what to do.

Our approach
No two homes, tenancies or commercial sites are the same. Every job gets a tailored plan based on access points, pest pressure, risk level and the outcome you actually need.
Subfloor: where access exists, we enter the subfloor in full PPE, checking piers, bearers, joists, ant caps and the ground for mud leads, workings or termite activity. Subfloor ventilation is assessed — blocked vents are one of the most common conducive conditions across older Shire weatherboard homes.
Roof void: every accessible roof void is entered. We check rafters, ridge beams, top plates and the inside face of barge boards for damage, workings and previous repairs. Thermal imaging is used to detect heat differentials caused by active termite activity behind plasterboard.
A licensed technician checks the infestation pattern, risk points, conducive conditions and any safety requirements for kids, pets or staff.
We explain the target pest, affected areas, products or monitoring involved, expected results and next steps before work begins.
You get practical preparation advice, a clear treatment summary and a follow-up recommendation to reduce reinfestation risk.

Experienced local technicians, compliant treatment methods and written recommendations you can keep on file.
We explain preparation, re-entry timing and lower-impact options clearly before we start any work.
Same-day and next-day booking windows are available across Cronulla, Miranda, Caringbah, Engadine and surrounding suburbs.
We deal with the same termite, cockroach, spider, rodent and coastal pest pressures every week across the Sutherland Shire.
Exterior: the full external perimeter is walked. We inspect weep holes, slab edges, retaining walls, fences, sleepers, garden bridges and any timber-to-soil contact. Trees and stumps within 30m are tapped and visually assessed. Any conducive conditions (excess moisture, soil heaped against weep holes, garden mulch on slab edges) are photographed and documented in your report.
Your report includes annotated photos, a risk rating, all findings, all conducive conditions and clear next-step recommendations. If we find activity, you get a fixed-price treatment quote on the spot — no obligation. Call (02) 9543 0093 to book your AS 4349.3 inspection.
